Affordable cost and high energy efficiency are the main factors in choosing a property among prospective buyers in Greece, per the findings of the latest annual survey, conducted at a pan-European level by the RE/MAX Europe network of real estate agencies.

According to the report, titled “European Housing Trend Report 2024,” 59% choose a property based on the purchase cost, a rate that is 8% higher than the corresponding European average. Also, according to the survey, low energy consumption is of primary importance for 43% of Greeks looking for new properties. Given Greece’s warm climate, the emphasis on energy saving seems to be what increases the popularity of newly built properties, with 22% of respondents preferring them, since they generally save more energy.

However, 64% of Greeks already own at least one property, while 39% say they own more. In fact, among these owners, 51% use their additional property as a holiday home, while 21% rent it out, achieving a combination of personal use and income generation. These second homes are mainly located in coastal (41%) and urban areas (25%).

Only 24% say they feel comfortable with their current housing situation, against 44% in the EU.
