Demand from the US for the acquisition of housing in Greece has increased sharply following the results of the recent presidential elections, which, as the relevant data show, served as a catalyst for this new trend. The reason is the disappointment that prevails among a portion of citizens for the new Trump era and the policies that will be implemented.

Of course, purchasing interest from the US had already been intense since the beginning of 2024; however, after the elections it seems to have soared, which is now being pointed out by a number of organizations and companies.

For example, according to a relevant survey by Elxis – At Home In Greece, which specializes in the purchase and sale of holiday homes in Greece, since election night and for the next two weeks visitors from the US to its website increased tenfold compared to the same period in 2023. Compared to the previous month (October), the number quadrupled, while requests for home showings have also increased at a similar rate.

As reported by George Gavriilidis, CEO of Elxis, “since the beginning of the year we have observed a large increase in purchasing interest from the US for homes in Greece. The numbers show that, depending on the period, we had three to six times more American visitors to our website this year compared to 2023. What changed after the recent election is the great acceleration of this trend.”

According to him, “in 2024, one in eight of our customers (12.3%) was from the US and we predict that in 2025 this country will occupy third place after the Germans and the Dutch.”

The two major British investment immigration firms, Astons and Henley & Partners, reach a similar conclusion. The latter points out in its relevant analysis that property searches by American citizens jumped by 400% in the week following the US elections from the previous one.

Astons notes that in January-September, 4,184 US citizens chose to settle abroad, with Europe being their main preference due to free movement. Among Astons’ US clients, Greece accounts for 50% of all residence permit applications.
