Turks Buy Over $700 million in Greek Real Estate


Turkish investors poured nearly €614 million ($720 million) into Greece’s real estate market over the past three years, driven largely by demand for residency-linked investment opportunities, according to turkiyetoday.com.

Individual property purchases by Turkish buyers reached €214 million, accounting for more than 90% of total foreign direct investment from Türkiye into Greece, as previously reported by ot.gr. Overall, Turkish investments represented 9.4% of total overseas property spending, which climbed to $2.7 billion in 2025.

Demand for Greece’s Golden Visa programme played a central role in the surge. The scheme granted five-year residency permits to non-EU nationals who invested a minimum of €250,000 in property, without requiring a minimum stay in the country.

Official figures showed that Greece hosted more than 27,000 Golden Visa investors, with Turkish nationals accounting for 17.6% of all applications. Authorities approved 8,879 new residence permits in 2025, while permits issued to Turkish investors rose by 160% to 3,291, placing them second overall.

Turkish citizens also recorded a sharp increase in overseas real estate investments, reaching a record $2.7 billion last year. This marked the first time outbound property investments exceeded inbound sales to non-residents, which stood at $2.3 billion.

Central bank data indicated that overseas property investments by Turkish buyers had surged by 1,265% since 2019, driven by rising domestic prices, strong demand for residency programmes abroad, and the search for more stable returns.

In Greece, investors focused on areas with strong rental demand and growth potential, particularly in Athens. Other key destinations included Piraeus, Thessaloniki, and several Aegean islands.
