The number of short-term rental accommodations that operated in the Greek market in 2025 is estimated at 116,636, according to data from the Independent Authority for Public Revenue (AADE).

Officials presented the information on Friday, at the Short Stay Athens Conference, organized by the Short Term Accommodation Managers Association. 

The estimated number corresponds to accommodations that had at least one rental declaration during the previous year in the short-term rental market.

Apostolos Boutos, adviser to the governor of AADE, noted that “since the establishment of the real estate registry, 358,115” real estate registration numbers (AMAs) have been recorded, which correspond to 238,600 real estate identity numbers (ATAKs). 

This is observed because every time a lease is renewed between owner and manager, the AMA also changes, even if it concerns the same property. In many cases, AMAs have been issued without the property ever operating on a short-term lease.

According to Angelos Kouros, head of AADE’s Independent Department for Coordination of Reform Actions and Communication, “several owners have issued AMAs, so that they have this option, even though in practice their property is either owned or leased on a long-term lease. We also saw a significant increase in the number of new AMAs in the last quarter of 2024, ahead of the ban imposed on the issuance of new numbers from the beginning of 2025, in the first three municipal districts of Athens,” he said.

Based on AADE data, in these specific areas, after the first year of the measure, a small decrease of AMAs was observed: 27,000, from 29,500 in end-2024.

However, active accommodations, on the one hand, are estimated at less than 50% of this number (approximately 13,000-15,000 in the entire Municipality of Athens), and on the other, they increased by approximately 11% to 14,326 in 2025.

Data also show around 1,100 owners have not started a business despite having at least three properties, and sanctions are expected.
