Rental rates slowing down in Attica and Thessaloniki

Smaller increases are being recorded in rental rates in Attica and Thessaloniki compared to 2024. On the other hand, an acceleration of the rate of increase has been observed in the rest of the country, which was expected, as prices outside the two major urban centers have always followed developments with some time lag.

These are the most important conclusions drawn from this year’s annual survey of residential rents by the RE/MAX Hellas real estate agency network, based on which the average increase nationwide amounted to 4.3%, down from 5.6% in 2024.

Indeed, in Attica the increase in rents this year does not exceed 4.5%, down from 7.6% last year. Considering that RE/MAX data come from actual agreements signed between owners and tenants, the picture that is captured is particularly important, as it demonstrates that it will be difficult to record further increases in the current situation, taking into account the purchasing power of households.

The largest increase this year was recorded by rental prices in the other regions, with 5.3%, compared to 4.4% last year, as the market there follows the general price trend with a few months’ delay. The slowdown in rents in Thessaloniki is also considered a significant development, as prices increased by 3.3%, compared to an increase of 4.3% last year.

Overall in Attica, the average rental rate is now 8.9 euros per square meter. This means that renting an 80 sq.m. home, to cover the housing needs of a typical family, requires at least €700, while the average net salary in the private sector is around €1,150-1,200 (around €1,415 gross). According to RE/MAX’s analysis, demand remains high, especially for higher-quality housing options, but supply is still low, especially in high-demand areas.

In the Municipality of Athens the average rent is €9.3/sq.m., up 5.6% year-on-year. The highest average price is found in Kolonaki, at €14/sq.m., while the most affordable areas are Kypseli, at €7/sq.m., Patissia and Vyronas, at €7.2/sq.m., and Kaisariani, at €8.2/sq.m. The most expensive rentals are to be found in Koukaki (€9.5/sq.m.), Exarchia (€9.6/sq.m.), Zografou (€9.4/sq.m.) and Neos Kosmos (€9.8/sq.m.).

In the southern suburbs, prices remain high, with an average of €10.7/sq.m. and an increase of 5.5% in the last 12 months. The lowest average prices are recorded in Argyroupoli (€8.6/sq.m.), Kallithea (€9.3/sq.m.), Nea Smyrni (€9.9/sq.m.) and Palaio Faliro (€10/sq.m.), while the average rates are €11 and above in Elliniko (€11/sq.m.), Alimos (€11.3/sq.m.), Voula, Varkiza and Vari (€12/sq.m.).

In the northern suburbs, the average rental price for houses is €10/sq.m., up 4.1% from last year. Areas such as Agia Paraskevi (€8.8/sq.m.) and Holargos (€9.3/sq.m.) are considered more affordable, while prices are higher in Neo Psychiko (€11/sq.m.) and Filothei (€12/sq.m.).

In the western suburbs, prices are at considerably lower levels, as the average price is €7/sq.m., increased by 2.9% compared to 2024. Finally, in Piraeus and the rest of the neighboring areas, the average rental cost reaches €7.5/sq.m., from €7.2/sq.m. last year.
